1. Acceptance of Terms

By accessing or using the Malta Direct Rentals website at maltadirectrentals.com ("the Service"), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Service.

2. Description of Service

Malta Direct Rentals is an online platform that connects landlords and tenants in Malta directly, without the involvement of letting agents. The Service is currently in a pre-launch phase. Features and availability are subject to change.

3. Eligibility

You must be at least 18 years old to use the Service. By using the Service, you represent and warrant that you meet this requirement and that any information you provide is accurate and complete.

4. Prohibited Conduct

You agree not to use the Service to:

• Post listings on behalf of a letting agency or as a professional agent
• Misrepresent your identity, property ownership, or rental terms
• Send unsolicited commercial messages or spam
• Scrape, harvest, or otherwise extract data from the platform
• Attempt to circumvent any security or access controls
• Engage in any activity that violates applicable law, including Maltese and EU law

We reserve the right to remove any listing or suspend any account that breaches these terms, at our sole discretion.

5. No Agency Relationship

Malta Direct Rentals is a technology platform, not a letting agent. We do not act as an agent for any landlord or tenant, and we are not a party to any rental agreement made through the Service. Any rental contract is solely between the landlord and tenant involved.

6. User Content

When you submit content to the Service (including listings, messages, or profile information), you grant Malta Direct Rentals a non-exclusive, royalty-free licence to use, display, and distribute that content solely for the purpose of operating the Service. You retain ownership of your content and are solely responsible for its accuracy and legality.

7. Intellectual Property

All content, design, trademarks, and software comprising the Service (other than user-submitted content) are the property of Malta Direct Rentals and are protected by applicable intellectual property law. You may not reproduce, distribute, or create derivative works without our prior written consent.

8. Disclaimers

The Service is provided "as is" and "as available" without warranties of any kind, express or implied. We do not warrant that listings are accurate, complete, or up to date, or that the Service will be uninterrupted or error-free. Use of the Service is at your own risk.

We do not verify the identity of users or the accuracy of property listings. You are responsible for conducting your own due diligence before entering into any rental agreement.

9. Limitation of Liability

To the fullest extent permitted by law, Malta Direct Rentals shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of, or inability to use, the Service — including any disputes between landlords and tenants, loss of data, or unauthorised access to your account.

Nothing in these Terms limits liability for fraud, death or personal injury caused by negligence, or any other liability that cannot be excluded under Maltese or EU law.

10. Changes to the Service and Terms

We may update the Service or these Terms at any time. Material changes will be communicated by email to registered users or by a prominent notice on the site. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.

11. Governing Law

These Terms are governed by the laws of Malta. Any disputes arising from these Terms or your use of the Service shall be subject to the exclusive jurisdiction of the courts of Malta, without prejudice to any mandatory consumer protection rights you may have under EU law.
